Our complete published fee schedule. Every charge, what it covers and how VAT is treated, set out in full so you can compare us against anyone else on the high street.

Updated 6 August 2026 — based on published schedule V3.4, revised for the Renters' Rights Act 2025. All charges shown are the owner-approved amounts.

Referencing, inventory, compliance, check-in and check-out costs in this schedule are charged to the landlord. They are not passed on to tenants, except where a payment is expressly permitted by the Tenant Fees Act 2019 as amended.

Levels of service offered

Commission is charged at one of three levels. The percentage is shown both exclusive and inclusive of VAT, so there is no arithmetic to do.

Inventory Feesper inventory
The independent provider's written quote, including VATInventories are prepared by an independent inventory provider. The charge is the provider's actual written quote for the property, including VAT, passed through without markup and approved by the landlord before the inventory is instructed.
Accompanied Check-in Feesper tenancy

VAT)Attending the property to welcome the tenant(s), confirm the Inventory and Schedule of Condition, explain the operation of appliances, highlight the location of utility meters, stop-cocks etc. and test that all smoke alarms and carbon monoxide detectors are present and in working order. This is subject to an approved Inventory as above.
Landlord Withdrawal Fees (before move-in)per tenancy

During tenancy fees

Additional Property Visitsper visit
£50.00 (inc. VAT)Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property.
Rent Review Feesper tenancy
£150.00 (inc. VAT)Review the rent against current market evidence, advise the landlord, and where an increase is appropriate serve notice under Section 13 of the Housing Act 1988 using the current Form 4A. The rent normally cannot be increased during the first year of the tenancy, can normally be increased only once in any 12-month period, and the tenant must be given at least two months' notice. Section 13 is the mechanism for increasing rent on an assured periodic tenancy; a rent-review clause or a new tenancy agreement is not.
Right-to-Rent Follow-Up Checkper check
£0 (inc. VAT)Undertaking a repeat check in person on a time-limited visa in accordance with the Immigration Acts 2014 and 2016. Notifying the Home Office should an illegal overstayer be identified. This does not apply to a Tenant-Find service.
Ending the management agreement during a tenancy (landlord's instruction)per tenancy pro rata
8% + VAT of annual rent (9.6% inc. VAT)Payable where the landlord ends Waltham Estates' management agreement while the tenancy continues — for example to self-manage or move to another agent. It covers advising the tenant of the change, dealing with the position of the security deposit and transferring it to the landlord or new agent, notifying utility providers and the local authority where necessary, and returning all documents we hold. It relates only to the agency agreement: it is not a means of ending the tenant's periodic tenancy, and does not apply to a Tenant-Find service.

End of tenancy fees

Preparing and serving a possession notice under a currently available statutory groundper notice

VAT)Preparing and serving notice seeking possession under a ground currently available for assured tenancies, on the landlord's instruction and subject to legal review of the chosen ground. This is an administrative service: we are not a law firm and do not provide reserved legal services, and we recommend independent legal advice before possession proceedings.

Other fees and charges

Management Take-over Feesper tenancy

VAT)To cover the costs associated with taking over the management of an ongoing tenancy, ensuring all statutory compliance has been undertaken, confirming everything under “Set-up Fees” above, receiving and protecting the security deposit and providing all necessary legal documentation to the tenant.
Deposit Transfer Feesper deposit
£100.00 (inc. VAT)Should the landlord request any changes to a protected deposit during a tenancy, this covers the costs associated with legal compliance for said request.

Client money protection

Our client money protection scheme is Propertymark. The certificate is published in full on our compliance page (current, valid to 31 july 2027), together with our membership and accreditation certificates.

Independent redress

Our redress scheme is The Property Ombudsman. If we cannot resolve a complaint between us, they will consider it independently and free of charge.
