What does Guaranteed Rent involve?
We take the property on as your tenant for an agreed term and pay you an agreed rent every month, whether the property is occupied or not. We then manage the property and the occupants throughout. Eligibility depends on the property's location, condition and licensing status, and full contract terms apply.
How much is my property worth per month?
That depends on the street, the condition of the property and current demand, which is why we do not estimate by email. Book a free valuation and someone local will give you a realistic figure, alongside what the same property would achieve under Guaranteed Rent compared with a standard let.
Do you only cover Walthamstow?
We are based in Walthamstow and that is where our deepest local knowledge sits. We also let and manage property across the surrounding areas and wider East London. If you are unsure whether we cover your property, call the team and we will give you a clear answer.
What about licensing and compliance?
Waltham Forest operates selective licensing and the requirements change regularly. We track licences, gas and electrical certificates, EPCs and deposit protection for every managed property, and we will tell you exactly what your property needs before it becomes a problem.
I'm with another agent. How difficult is switching?
It is usually straightforward. We handle the handover of keys, deposits, certificates and tenant introductions, and time it around your existing agreement. In most cases the only thing required from the landlord is a phone call.
